What you are responsible for
You are responsible for:
- Repairing any fittings that you have installed e.g. shelves or radiator coverings.
- Reporting criminal damage or vandalism to the Police (and getting a Police Crime Report Number).
- Keeping your property clean and in good decorative order.
- Taking measures to prevent damage once a repair fault has been identified.
- Allowing us access to your property to carry out annual safety checks and inspections.
- Replacing keys when lost or when locked out.
- Fitting additional locks.
- Replacing or re-fixing gate latches, hasp and staples, padlocks and house numbers.
- Renewing or re-fixing draft excluders.
- Tightening and adjusting hinges and catches on doors and cupboards.
- Repairing or replacing minor fixtures.
- Replacing broken or cracked glass.
- Resetting trip switches and replacing light bulbs, tubes and starters.
- Attempting to clear blockages in wastes, gullies or toilets.
- Replacing the mastic seal around baths, basins or worktops.
- Renewing bath, sink or basin plugs, chains and WC seats.
- Cleaning out showerheads.
- Taking action to prevent and manage condensation.
- Fixing loose tiles on concrete floors.
- Repairing minor cracks or holes in walls and ceilings.
- Replacing dustbins.
- Replacing clothes posts, lines or rotary dryers.
Rechargeable repairs
You are responsible for repairs that result from damage, misuse or negligence caused by either themselves or their visitors. We will respond to repair requests where damage has been caused accidentally by tenants but you should be advised that this work will be charged to them. Stevenage Homes will give you an estimate of how much you are going to be charged before carrying out the work but you will not be asked to pay until after the work has been completed.
The contractor will ask you to sign a copy of a form which outlines the works carried out and the cost. You will subsequently be sent an invoice for the work. Never hand money over to operatives or to any contractor. Charges will include administration costs. It is possible to pay for recharged repairs by instalments.
You may be able to claim back the cost of rechargeable repairs if you have personal Contents Insurance. It is up to you to check your policy details to see if you are covered for accidental damage.
Where repairs are required as a result of a break-in or vandalism, it is important that tenants report the incident to the Police and obtain a Police Crime number (not a log number/incident number), otherwise the tenant will be charged for the work.
