About the work

The Government has set a minimum standard, which all homes must meet by 2014, called the Decent Homes Standard.

Every council home will have been surveyed to identify what work needs to be completed so that the Decent Homes Standard is met.

These works form the Major Works Programme.

Each home will be different and will require different work to bring it up to the Decent Homes Standard.

Some homes will already meet the standard and will not require any major work on this current programme.

The work may include one or more of the following:-

  • New or upgraded Heating and controls
  • New or upgraded Electrics
  • New or upgraded Bathroom
  • New or upgraded Kitchen

Most homes will not need all these works.

Guidelines defined by the Government will be applied to assess whether your home needs any of these major works and this will include an assessment of the age and condition of each component. These guidelines will be strictly followed by the surveyors who visit your home, in deciding what major works are needed.

Because each property has had different work carried out over the years, which may be repairs, renewals or upgrades of various fittings or parts, your home will be different from your neighbours’ home. Major Works carried out in each property will depend on the outcome of the surveys.
